Owning a rental in Kitsilano

Kitsilano stretches from the beach south to 16th Avenue, between Burrard Street and Alma. Much of it is older character houses, often split into a main home and one or more suites, with a growing number of laneway homes behind them.

Closer to the water and along 4th Avenue, the stock shifts to older low-rise apartment and strata buildings. Owners here often have more than one door on a single lot, which is where a single manager for every unit helps most.

Renters are drawn by the beach, West 4th and Broadway shops, and an easy run to UBC and downtown. Many stay for years.

Who rents in Kitsilano

Which rental fits a Kitsilano home?

In Vancouver, one rule decides most of this: nightly stays (under 90 days) are only allowed in a principal residence. Any other home can still be rented furnished for 90 days or more, or long term.

Usually eight months or longer

Long-term

Typically the best fit for suites, laneway homes, and character houses. Kitsilano renters often stay for years.

Investment condo? Yes.

90 days or more

Mid-term

Furnished suites and condos often suit visiting faculty, relocations, and insurance displacements for 90 consecutive days or more.

Investment condo? Yes, subject to your strata’s bylaws.

Under 90 days

Short-term

Only where the home is your principal residence, such as when you travel for part of the year.

Investment condo? No. Principal residence only.

The licence, principal-residence, tax, and strata rules are the same across the city: Vancouver rules, in plain language.

What Kitsilano owners should know

One lot, several doorsA main house, a suite, and a laneway home can each have their own tenant. +

Many Kitsilano lots hold more than one rental. We run each unit as its own tenancy, with its own lease, screening, and maintenance record, and one monthly statement for you. Shared items such as the yard, laundry, garbage, and utilities are set out in each agreement so nothing is left to argue about later.

If you live in one part of the house and rent the rest, we can manage only the rented units.

Multiplexes in the RT-7 and RT-9 zonesSince 2024, the RT-7 and Kits Point RT-9 zones allow multiplexes on eligible lots. +

In 2024 the City amended Kitsilano’s RT-7 zone and the RT-9 zone at Kits Point to allow multiple dwellings (multiplexes) on eligible lots, to meet provincial small-scale housing rules. The changes allow up to six units on eligible lots, or up to eight secured rental units.

Unit counts depend on lot size and the zoning schedule, so confirm your lot with the City first. If you build or convert, we can take on the finished units, whatever the rental length.

SkyTrain is coming to Broadway and ArbutusArbutus Station, the end of the Broadway Subway, is scheduled to open in 2027. +

The Broadway Subway extends the Millennium Line 5.7 kilometres from VCC-Clark Station to Arbutus Street, ending at Arbutus Station, at Broadway and Arbutus in Kitsilano. The Province says the trip from VCC-Clark to Arbutus will take 11 minutes, with a connection at Arbutus to the 99 B-Line for UBC.

The east end of Kitsilano, from Vine Street, is inside the City’s Broadway Plan, which guides new housing and jobs around the subway over 30 years.

Older houses need a plan for upkeepCharacter houses ask for more maintenance; we schedule it around your tenants. +

Older Kitsilano houses often need more attention to roofs, drainage, plumbing, and heating than newer buildings. We handle repair requests, arrange trades, and give tenants proper notice before entry, and we flag larger items early so you can plan for them rather than react.

Common questions

Kitsilano owners ask.

Can you manage a Kitsilano house with a basement suite and a laneway home? +
Yes. Artin Properties manages each unit on a Kitsilano lot as its own rental, with a separate lease, tenant screening (a credit check with consent, ID, income and employment, and a previous landlord), rent collection, and maintenance. You get one monthly statement for the whole property, and you approve each tenant before anyone moves in. If you live in part of the house, we can manage only the rented units.
Is Kitsilano a good place for a 90-day furnished rental? +
Often, yes. In our experience, furnished suites and condos in Kitsilano suit visiting UBC faculty and researchers, people relocating to Vancouver, and households displaced by insurance claims, who typically need a home for several months. A furnished stay of 90 consecutive days or more sits outside Vancouver’s short-term rental licence, though strata bylaws can still apply, so we read them first. Artin Properties furnishes, lists, and resets the home between stays.
Can I build a multiplex on my Kitsilano lot? +
Possibly. In 2024 the City of Vancouver amended Kitsilano’s RT-7 zone and the RT-9 zone at Kits Point to allow multiplexes on eligible lots, following the Province’s small-scale multi-unit housing rules. The changes allow up to six units on eligible lots, or up to eight secured rental units, but the number depends on your lot, so confirm with the City’s Development and Building Services Centre. Once the units are built, Artin Properties can manage them.

When does the Broadway SkyTrain reach Kitsilano? +
The Broadway Subway, a 5.7-kilometre extension of the Millennium Line from VCC-Clark Station to Arbutus Street, is scheduled to open in 2027. Its western end is Arbutus Station at Broadway and Arbutus, in Kitsilano. The Province says the ride from VCC-Clark to Arbutus will take 11 minutes, and riders can connect there to the 99 B-Line for UBC.
