Furnished stays of three months or longer for people who need a real home for a while. Because every stay runs 90 consecutive days or more, these homes sit outside BC’s short-term rental rules, so an investment condo can be rented furnished without a short-term licence, subject to your strata’s bylaws. A furnished stay this long can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, so we confirm how each stay is set up before it starts. Our in-house team resets the home between stays.

  1. The home must be the operator’s principal residence: where they live, pay bills, and receive mail. An investment condo does not qualify.
  2. A City of Vancouver short-term rental business licence: $1,108 a year, plus a $77 application fee, renewed by December 31.
  3. Registration with the Province of British Columbia, which applies to every stay under 90 consecutive days.
  4. One licence per person, and strata and/or landlord approval before applying.
  5. The City licence number and the provincial registration number on every online listing.

Why the rules open a door for ownersFewer legal furnished homes, and the people who need them have not gone away. +

These rules have taken many homes off the short-term market. Visitors, patients and caregivers, film crews, and relocating professionals still need furnished places to stay, and there are fewer legal ones to choose from.

A principal residence can be hosted legally with the right licence. An investment condo can serve the 90-day market that sits outside the short-term rules. Either way, a compliant, well-run home is what guests are looking for, and we check eligibility and bylaws with you before anything goes live, so you are never left guessing what is allowed.

Empty Homes TaxEvery owner declares each year. An empty or undeclared home is taxed at 3%. +

Owners file an Empty Homes Tax declaration every year. For the 2025 reference year, a property that is declared or deemed empty is taxed at 3% of its 2025 assessed taxable value, and a missed declaration is treated as vacant. We can supply the tenancy and stay records that support a declaration; the filing stays with the owner. This City tax is separate from British Columbia’s Speculation and Vacancy Tax.

Strata bylawsA strata cannot ban long-term rentals, but it can still limit short stays. +

Since 24 November 2022, a strata corporation must not screen tenants, require approval of them, or otherwise restrict the rental of a strata lot, and a bylaw that bans or caps long-term rentals is not enforceable. Strata corporations can still limit or ban short-term rentals, and they can fine breaches of those bylaws. We read the bylaws before a listing goes up, so the length we recommend is one your building allows.

Can I short-term rent an investment condo in Vancouver? +
Not for stays under 90 days. The City of Vancouver requires a short-term rental business licence for any stay under 90 consecutive days, and the unit must be the operator’s principal residence, meaning where they live, pay bills, and receive mail. An investment condo can still be rented furnished for 90 days or more, or as a long-term tenancy, and we manage both.

Do 90-day furnished stays need a short-term rental licence in Vancouver? +
No. The City licence and BC’s short-term rental registration apply to stays under 90 consecutive days. A furnished stay of 90 days or more sits outside those rules. Your strata bylaws can still apply, so we read them before recommending a mid-term rental.

Can I switch my home between short-term, mid-term, and long-term later? +
Yes. One team runs all three, so if your plans change, the rules change, or the season changes, we can move the home to a different rental length without you starting over with a new manager. We check what the address and the bylaws allow before every switch.
Does the Empty Homes Tax apply to a rented Vancouver property? +
Vancouver residential owners must file an Empty Homes Tax declaration every year. For the 2025 reference year, a property declared or deemed empty is taxed at 3% of its 2025 assessed taxable value. If you do not declare by the deadline, the City deems the property vacant. Your tenancy or stay records are part of how that declaration is answered; the filing itself stays with the owner. The City tax is separate from British Columbia’s Speculation and Vacancy Tax.

Can a Vancouver strata still ban long-term rentals? +
No. As of 24 November 2022, a strata corporation in British Columbia must not have a bylaw that restricts or bans long-term rentals. That includes screening tenants, requiring approval of tenants, or capping how many lots can be rented. Strata corporations can still limit or ban short-term rentals, and they can fine breaches of those bylaws. We read the bylaws before listing, because a short-stay rule is not a rule about a residential tenancy.

What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent. Artin runs these checks before recommending any tenant, and shares the results and its recommendation with the owner before any lease is signed.
