What can your Surrey home be rented as?

Surrey only licenses nightly stays where the owner lives on the property, and tenants cannot run one. A condo you do not live in can still take furnished stays of 90 consecutive days or more, or a long-term tenant.

You live in the house and want to host the suite, the coach house, or the whole home while away.

Surrey lets an owner host in the house they live in, plus one secondary suite, coach house or garden suite on the same lot, or in their own townhouse or apartment with one lock-off suite. You hold the City business licence and the provincial registration; we run the listing, guest questions, check-in, and the clean between every stay.

You own a furnished condo near City Centre or a SkyTrain station.

Surrey’s own definition of a short-term rental stops at less than 90 consecutive days per guest, which is also where the Province draws the line. Each guest staying 90 days or more is outside both, so no short-term licence is needed. The Residential Tenancy Act may apply to a stay this long, so we set up every agreement with that in mind.

You want an unfurnished rental with monthly statements and nothing to coordinate.

Artin Realty, our BCFSA-licensed brokerage, lists the home, shows it, and screens applicants with a credit check (with consent), photo ID, income and employment, and a previous landlord. You choose the tenant. After move-in we collect rent into trust, handle repairs, and send a statement every month.

Furnished stays of 90 days or moreOutside Surrey’s short-term definition and the Province’s. +

The City defines a short-term rental as less than 90 consecutive days for each guest. The Province uses the same line. A furnished stay of 90 consecutive days or more is outside both, so it needs neither the short-term licence nor provincial registration.

A stay that long may be a tenancy under the Residential Tenancy Act, depending on the facts and the agreement. Your strata’s bylaws still apply.

Speculation and vacancy taxSurrey is inside the Province’s tax area. Every owner declares. +

Surrey is a taxable area for the Province’s speculation and vacancy tax, so owners make a declaration each year. Renting the home for at least six months of the year, in periods of at least one month, on a written tenancy agreement can qualify for an exemption. We keep the tenancy records you need; the declaration is yours to file.

Strata buildingsLong-term rentals cannot be banned. Short stays can be. +

A Surrey strata can limit or ban short-term rentals by bylaw, and fine breaches. Since 24 November 2022 it cannot ban or cap long-term rentals. Many City Centre towers are stratas, so we read the bylaws before suggesting a rental length.

Common questions

Before you sign.

Can a tenant run an Airbnb in Surrey? +
No. The City of Surrey only licenses a short-term rental operated by the owner who lives on the property, and its page says short-term rentals cannot be operated by tenants. An owner who lives in the house can host in the home and one suite, coach house or garden suite on the same lot.

Is a 90-day furnished rental legal in a Surrey condo? +
Yes, if your strata allows it. Surrey defines a short-term rental as less than 90 consecutive days per guest, and so does the Province. A furnished stay of 90 consecutive days or more needs no short-term licence or provincial registration. It may be a tenancy under the Residential Tenancy Act, so we set up each agreement with that in mind.

Do you manage houses in South Surrey as well as City Centre condos? +
Yes. Our Surrey homes today include furnished condos in City Centre, a family home in Guildford, and a furnished house in Ocean Park. We look at the home, the street, and what Surrey allows for it, then recommend a rental length.
Who files the speculation and vacancy tax declaration for my Surrey rental? +
You do. Surrey is inside the Province’s speculation and vacancy tax area, and every owner declares each year. A home rented for at least six months of the year on a written tenancy agreement may be exempt. We provide the tenancy records.

What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent. Artin runs these checks before recommending any tenant, and shares the results and its recommendation with the owner before any lease is signed.

Government of B.C., Residential Tenancies: List and show a rental unit

How are maintenance and repairs handled in a managed rental? +
The standard a manager should meet: nothing non-urgent happens without owner approval, and emergencies are acted on immediately.
