  1. Only the homeowner’s principal residence can be licensed. The provincial principal residence requirement applies too.
  2. Tenants cannot be licensed, even with the landlord’s permission.
  3. Up to 90 nights a year, and only 28 of them with the whole home while you are away.
  4. Suites, accessory buildings, and purpose-built rentals are not eligible. A house with a suite qualifies only while the suite is rented long term.
  5. A strata home needs written permission from the strata council.
  6. Hosts also register with the Province, and the licence number goes on every listing.

A furnished stay of 90 days or more, on a written tenancy agreement, is a residential tenancy, so the Residential Tenancy Act applies. Burnaby’s short-term rules cover temporary stays for travellers, and its Zoning Bylaw treats a tenant of 30 consecutive days or more as long term.

BC’s short-term rules cover only stays of less than 90 consecutive days, and a stay booked for 90 days or more stays outside them even if it ends early unexpectedly. Your strata bylaws still matter, so we read them first.

Empty homes and the speculation taxNo City empty homes tax. The Province’s speculation and vacancy tax applies. +

Burnaby has no empty homes tax of its own. It is inside the Province’s speculation and vacancy tax area, so owners file a declaration every year by March 31. A home rented on a written tenancy agreement for at least six months of the year may be exempt. We can supply the tenancy records; the filing stays with the owner.

Strata bylawsA strata cannot ban long-term rentals, but it can still limit short stays. +

Since 24 November 2022, a strata corporation must not screen tenants, require approval of them, or otherwise restrict the rental of a strata lot, and a bylaw that bans or caps long-term rentals is not enforceable. Strata corporations can still limit or ban short-term rentals, and they can fine breaches of those bylaws. We read the bylaws before a listing goes up, so the length we recommend is one your building allows.

Can I short-term rent an investment condo in Burnaby? +
Not for nightly stays. Burnaby licenses short-term rentals only in the homeowner’s principal residence, and the provincial principal residence requirement applies too. An investment condo can still be rented furnished for 90 days or more, or long term, subject to your strata’s bylaws. We manage both.

Yes. One team runs all three, so if your plans change, the rules change, or the season changes, we can move the home to a different rental length without you starting over with a new manager. We check what the address and the bylaws allow before every switch.
Can a Burnaby strata still ban long-term rentals? +

What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent.
