We handle the listing and showings, four-check screening (a credit check with consent, ID, income and employment, and a previous landlord), the lease and renewals, rent held in trust, maintenance, monthly statements, and on-time owner payouts. You approve the tenant before anyone moves in. Renting a suite? The District requires it to be registered and licensed, for any length of stay, and we check this first.

Short-term rentals (under 90 days)Principal residence only, registered with the Province. Under 30 days also needs a District licence. +
  1. Under BC law, any stay of less than 90 consecutive days is a short-term rental. It must be in the host’s principal residence and registered with the Province, with the registration number on the listing.
  2. The Province’s principal residence requirement has applied in West Vancouver since May 1, 2024.
  3. For stays under 30 consecutive days, the District also requires a business licence before you market or book, and the licence number must be on every listing.
  4. One licence per parcel. Where a secondary or detached suite exists, only one unit is rented: the main home, the secondary suite, or the detached suite. Up to eight guests at one time.
  5. In a strata, the strata must approve in writing, and it can ban short stays in its bylaws.

A furnished stay of 90 consecutive days or more is outside both the District’s short-term rental rules and the Province’s, so an investment home can be rented this way.

Stays of 30 to 89 days do not need a District licence, but under BC law they are still short-term rentals: they must be registered with the Province and be in the host’s principal residence.

A stay of 90 days or more can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, and strata bylaws can still apply. We check both first.

Speculation and vacancy taxA provincial tax area. The District has no empty homes tax of its own. +

West Vancouver is in the provincial speculation and vacancy tax area. The Province runs the declaration and the tax; the District has no empty homes tax of its own.

A home rented to an unrelated tenant under a written tenancy agreement for at least six months of the year can qualify for an exemption. We can supply the tenancy and stay records that support a declaration; the filing stays with the owner.

Strata bylawsA strata cannot ban long-term rentals, but it can still limit short stays. +

Since 24 November 2022, a strata corporation must not restrict or ban long-term residential tenancies. Strata corporations can still limit or ban short-term rentals by a three-quarter vote of owners, and those bylaws may be stricter than the provincial rules.

In a strata, the District needs the strata’s written approval before it licenses a short-term rental. We read the bylaws before a listing goes up, so the length we recommend is one your building allows.

Yes. One team runs all three, so if your plans change, the rules change, or the season changes, we can move the home to a different rental length without you starting over with a new manager. We check what the address and the bylaws allow before every switch.
Does West Vancouver have an empty homes tax? +
No. The District has no empty homes tax of its own. West Vancouver is in the Province’s speculation and vacancy tax area, which the Province runs. A home rented under a written tenancy agreement for at least six months of the year can qualify for an exemption; the filing stays with the owner.

What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent. Artin runs these checks before recommending any tenant, and shares the results and its recommendation with the owner before any lease is signed.
