You have a furnished home and want fewer turnovers than nightly stays.

Since 2024, Squamish counts any stay under 90 days, including monthly stays, as a short-term rental. A furnished stay of 90 days or more sits outside those rules, subject to strata bylaws. A stay this long can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, so we confirm how each stay is set up before it starts. Our in-house team resets the home between stays.

  1. BC’s principal residence requirement applies in Squamish.
  2. The District licence is for the operator’s principal residence. An individual may hold one licence. A business or corporation may not.
  3. A suite or coach house needs a Temporary Use Permit, and the operator must live on the property. The District says its 30-permit cap has been reached.
  4. Listings must show the District licence number and the provincial registration number.
  5. In a strata, the bylaws must allow short stays, and the strata council must approve in writing before you apply.

Stays of 90 days or moreOutside the District’s short-term rules and the provincial Act. +

Since 2024, Squamish counts any stay under 90 days, including monthly stays, as a short-term rental. BC’s short-term rental rules cover stays of fewer than 90 consecutive days.

A furnished stay of 90 days or more can be managed without a short-term licence. It can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, and strata bylaws can still apply. We check both first.

Speculation and vacancy taxSquamish is a provincial tax area. There is no District empty homes tax. +

The District of Squamish is a speculation and vacancy tax area, so owners declare every year. A home occupied by a tenant for at least six months of the year may qualify for an exemption. Squamish has no separate municipal empty homes tax.

Strata bylawsA strata cannot ban long-term rentals, but it can still limit short stays. +

Since 24 November 2022, a strata corporation must not restrict or ban long-term residential tenancies. Strata corporations can still limit or ban short-term rentals by a three-quarter vote of owners. Squamish will not issue a licence until the strata allows the use. We read the bylaws before a listing goes up.

Common questions

Before you sign.

Can I short-term rent an investment condo in Squamish? +
No. In Squamish, stays under 90 days are allowed only in the operator’s principal residence, so an investment condo does not qualify. It can still be rented furnished for 90 days or more, or long term, subject to strata bylaws.

District of Squamish: Short-term rental licences · Province of British Columbia: Principal residence requirement

Do 90-day furnished stays need a short-term rental licence in Squamish? +
No. Squamish counts only stays under 90 days as short-term rentals, and BC’s rules cover the same stays. A furnished stay of 90 days or more can still count as a tenancy under the Residential Tenancy Act, and strata bylaws can still apply, so we check both before recommending a mid-term rental.

Can I switch my home between short-term, mid-term, and long-term later? +
Yes. One team runs all three, so if your plans change, the rules change, or the season changes, we can move the home to a different rental length without you starting over with a new manager. We check what the address and the bylaws allow before every switch.
Can a Squamish strata still ban long-term rentals? +
No. As of 24 November 2022, a strata corporation in British Columbia must not have a bylaw that restricts or bans long-term rentals. Strata corporations can still limit or ban short-term rentals. We read the bylaws before listing.

What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent. Artin runs these checks before recommending any tenant, and shares the results and its recommendation with the owner before any lease is signed.

How are maintenance and repairs handled in a managed rental? +
The standard a manager should meet: nothing non-urgent happens without owner approval, and emergencies are acted on immediately.
