A furnished home rented for 90 days or more to someone who lives in Whistler. At 90 days or more, it sits outside provincial short-term registration. It is a residential tenancy, so the Residential Tenancy Act applies. It cannot be offered to visitors in a residential zone, and any covenant on title still applies. Our in-house team resets the home between tenancies.

  1. Whistler, Whistler Mountain Resort, and Blackcomb Mountain Resort are all exempt from BC’s principal residence requirement. An investment property can host nightly stays if the zoning allows.
  2. Tourist accommodation is allowed only where zoning lists tourist accommodation or temporary accommodation as a permitted use.
  3. A current Resort Municipality of Whistler business licence is required to market or provide paid tourist accommodation, and the licence number goes on every listing.
  4. Hosts also register with the provincial short-term rental registry, and the registration number goes on every listing.
  5. Residential zoning and employee housing cannot be marketed or rented to visitors, for any length of stay.

BC treats any stay of less than 90 consecutive days as a short-term rental that must be registered. A stay of 90 days or more sits outside that registration.

In a residential zone, Whistler looks at who stays, not only how long. A home can be rented to someone who lives here, never to a visitor. It is a residential tenancy, so the Residential Tenancy Act applies. We confirm the zoning and any covenant on title before a stay is offered.

Rental-pool covenantsA covenant on title can decide how a unit may be rented. +

Many Whistler condos carry a covenant on title. A Phase 2 covenant keeps the unit in its building’s single rental pool, with owner use capped at 28 days in summer and 28 in winter. A Phase 1 covenant usually means a rental pool when the owner is not using the unit, though some allow self-management.

A covenant is separate from strata bylaws, and the Resort Municipality rarely changes one. We read the title before recommending any rental length.

Empty homes and vacancy taxNo empty homes tax, and Whistler is not a provincial speculation-tax area. +

Whistler has no empty homes tax, and it is not in the Province’s speculation and vacancy tax area. Owners here do not file a declaration for either.

Strata bylawsA strata cannot ban long-term rentals, but it can still limit short stays. +

Since 24 November 2022, a strata corporation must not restrict or ban long-term residential tenancies. Strata corporations can still limit or ban short-term rentals by a three-quarter vote of owners. A rental-pool covenant on title is separate from strata bylaws and can still require tourist use. We read the bylaws and the title before a listing goes up.

Can I short-term rent a residential home in Whistler? +
Not to visitors. The Resort Municipality of Whistler allows paid tourist accommodation only where zoning permits tourist accommodation or temporary accommodation, and only with a current business licence and provincial registration. A residentially zoned home can still be rented to someone who lives here, furnished for 90 days or more, or long term.

Does the principal residence requirement apply in Whistler? +
No. The Province lists Whistler, and the Whistler Mountain and Blackcomb Mountain resort areas, as exempt from the principal residence requirement. Local zoning, covenants on title, and the municipal business licence still decide whether tourist accommodation is allowed.

Can I rent my Whistler home furnished for a month or two? +
Yes, to someone who lives in Whistler, never to a visitor. We set furnished stays at 90 days or more, because the Province treats shorter stays as short-term rentals that must be registered.

Can I switch my home between short-term, mid-term, and long-term later? +
Yes. One team runs all three, so if your plans change, the rules change, or the season changes, we can move the home to a different rental length without you starting over with a new manager. We check what the address, the zoning, and the covenants allow before every switch.
Can a Whistler strata still ban long-term rentals? +
No. As of 24 November 2022, a strata corporation in British Columbia must not have a bylaw that restricts or bans long-term rentals. Strata corporations can still limit or ban short-term rentals. What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent. Artin runs these checks before recommending any tenant, and shares the results and its recommendation with the owner before any lease is signed.
