Greater Vancouver is our core portfolio. The team managing your home works across Vancouver every day.
Downtown Vancouver is almost entirely strata: concrete towers in Yaletown, Coal Harbour, and the downtown core, older rental and condo buildings in the West End, and converted warehouse lofts in Gastown.
That makes the building as important as the address. Strata bylaws, move-in rules, and amenity bookings shape what an owner can do here, often more than anywhere else in the city.
Renters are here to walk to work. Head offices, tech and film companies, and the seawall are all within a few blocks.
In Vancouver, one rule decides most of this: nightly stays (under 90 days) are only allowed in a principal residence. Any other home can still be rented furnished for 90 days or more, or long term.
The licence, principal-residence, tax, and strata rules are the same across the city: Vancouver rules, in plain language.
BC strata corporations can limit or ban short-term rentals by bylaw and fine breaches, but they cannot ban or cap long-term tenancies. Downtown, short-stay bylaws are common, and some set a minimum stay. How a bylaw is worded decides whether a furnished 90-day stay fits, so we read yours and confirm the right length before anything is listed.

Before a strata lot is rented, the landlord must give the tenant the current bylaws and rules and a Notice of Tenant’s Responsibilities (Form K), and send the strata a signed copy within two weeks. We handle this for every tenancy, along with the building’s own steps: elevator bookings for move-ins, fob and parking registration, and concierge notices.

St. Paul’s Hospital on Burrard Street is being replaced by the new St. Paul’s on the Jim Pattison Medical Campus in the False Creek Flats, scheduled to open in 2027. Healthcare stays have been a steady part of the West End rental market. After the move, we expect demand there to lean more on downtown work and relocations, and we plan West End furnished stays with that in mind.

Downtown towers usually have concierge or secure entry, in-suite laundry, and building amenities, which is what relocating professionals ask for. Between stays our in-house team cleans, restocks, and checks the suite, and we coordinate with building management on any common-property issue so you are not the one making the calls.
