How can your Victoria home be rented?

Victoria requires a short-term rental licence for stays under 30 nights. Provincial rules generally cover stays under 90 days, with principal-residence requirements, eligible secondary units and exemptions. Longer rentals may require the City’s long-term rental licence; assess the specific property before choosing a rental length.

You live in the home and are away for part of the year.

The City licenses nightly stays only in your principal dwelling unit: the whole unit for up to 160 nights a calendar year while you are away, or up to two bedrooms while you are home. The licence is annual and must be in place before you advertise. You hold the licence and the provincial registration; we run the guests, the cleaning, and the calendar.

Two governments, two lines. Open a topic for the detail.

Nightly stays (under 30 nights)City licence, principal dwelling only, 160 nights a year while away. +
  1. A City short-term rental licence is required to advertise or operate accommodation of less than 30 consecutive nights, even before the first booking.
  2. Only in your principal dwelling unit: the whole unit up to 160 nights a calendar year while you are away, or up to two bedrooms while you are home.
  3. Renters can apply for the home they live in, with the owner’s and the strata’s permission.
  4. Strata units need strata consent with every annual application, and strata bylaws apply regardless of City rules.
  5. Licences run for a year and must be renewed before they expire on January 15.

Stays of 30 to 89 nightsNot a City short-term rental, but still covered by the Province. +

A stay of 30 nights or more is outside the City’s under-30-night short-term licensing definition. Provincial rules may still apply below 90 days, including principal-residence eligibility, permitted secondary units and qualifying exemptions. Check those rules together with local licensing and strata requirements.

The City’s long-term rental licenceFor tenancies and for rentals of 30 consecutive nights or more. +

Victoria’s Long-Term Rental Property Business Licence covers two kinds of rental: a residential tenancy agreement, and transient use of 30 consecutive nights or more. Condos, houses, secondary suites and garden suites are all on the form. An owner or a management company can apply, and the rental cannot start until the licence is issued.

Provincial registration and old zoningHosts register; past non-conforming use no longer protects short stays. +

Provincial registration requirements apply to short-term rental offers covered by the legislation. Check any exemption and required listing number. Past zoning alone does not establish present eligibility after the removal of certain non-conforming-use protections.

Strata and the speculation taxStratas can stop short stays, not tenancies. Victoria is in the tax area. +

A strata can limit or ban short-term rentals, but since 24 November 2022 it cannot ban long-term rentals. Victoria is also a taxable area for the Province’s speculation and vacancy tax, so every owner declares each year.

Common questions

Before you sign.

Can I rent my Victoria condo for 30 days at a time? +
It depends on the property. Thirty nights is outside the City’s short-term licensing definition, but provincial under-90-day rules may still apply. Principal-residence eligibility, permitted secondary units, qualifying exemptions, local licensing and strata rules must all be checked.

Do I need a City licence for a 90-day furnished rental in Victoria? +
Usually yes, but not the short-term one. The City says accommodation of 30 consecutive nights or more may need a Long-Term Rental Property Business Licence, which also covers residential tenancy agreements. An owner or a management company can apply. We help you set it up before the first stay.

My building used to allow nightly rentals. Does that still count? +
Old zoning alone does not establish eligibility. Provincial rules removed certain non-conforming-use protections. Check the property’s current licensing, registration, principal-residence requirements and any qualifying exemption.

Can you assess my Victoria property? +
Contact our team with the property type, location and intended rental length. We will confirm service coverage and the available management arrangement before preparing a proposal.
What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent. Artin runs these checks before recommending any tenant, and shares the results and its recommendation with the owner before any lease is signed.

Government of B.C., Residential Tenancies: List and show a rental unit

How are maintenance and repairs handled in a managed rental? +
The standard a manager should meet: nothing non-urgent happens without owner approval, and emergencies are acted on immediately.
