A stay of 90 days or more is outside BC’s short-term rental rules and is not a City short-term rental, so an investment condo can be rented furnished, subject to your strata’s bylaws. A furnished stay this long can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, so we confirm how each stay is set up before it starts. Our in-house team resets the home between stays.

Short-term rentals (under 90 days)Rooms in a home you live in, with a City licence and an inspection. +
  1. The provincial principal residence requirement has applied in Coquitlam since May 1, 2024.
  2. The Province allows a principal residence plus one suite. Coquitlam is stricter: only rooms in a home you live in, with no separate kitchen. A suite, laneway home, or whole home does not qualify for the City licence.
  3. The City requires a home-based business licence and an inspection.
  4. A permanent resident of the home must live in and operate the rental.
  5. Up to two guests or one family at one time, in less than 40% of the home’s floor area. Shared cooking facilities are allowed.
  6. Register with the Province, and show the registration number on every listing.

BC’s short-term rental rules, including registration and the principal residence requirement, apply only to stays of less than 90 consecutive days.

Coquitlam’s zoning treats renting a home to travellers for up to 60 days as tourist accommodation. A furnished stay of 90 days or more is a residential use.

A stay this long can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, and strata bylaws can still apply. We check both first.

Speculation and vacancy taxCoquitlam is in the provincial tax area. There is no City empty homes tax. +

Coquitlam has no empty homes tax of its own. It is in the Province’s speculation and vacancy tax area, so owners declare every year. A rented home can qualify for an exemption if tenants live there at least six months of the year under written tenancy agreements. We can supply the tenancy records; the filing stays with the owner.

Strata bylawsA strata cannot ban long-term rentals, but it can still limit short stays. +

Since 24 November 2022, a strata corporation must not restrict or ban long-term residential tenancies. A strata can still limit or ban short-term rentals by a three-quarter vote of owners, and may set a fine of up to $1,000 a day for a breach of that bylaw. That is a strata bylaw, not a City of Coquitlam ban. We read the bylaws before a listing goes up.
