Greater Vancouver is our core portfolio. The team managing your home works across Vancouver every day.
Mount Pleasant is one of Vancouver’s oldest neighbourhoods, built up around Main Street. Many of its older houses have since been divided into several suites, and new rental and condo buildings now rise along Broadway and Main.
At its northern edge, Olympic Village adds newer concrete condos on the False Creek waterfront. South of Broadway, the South Main stretch mixes character houses, walk-up apartments, and small strata buildings.
Renters here want Main Street’s cafés, breweries, and studios, a short ride to downtown, and easy access to the hospitals on both sides of the neighbourhood.
In Vancouver, one rule decides most of this: nightly stays (under 90 days) are only allowed in a principal residence. Any other home can still be rented furnished for 90 days or more, or long term.
The licence, principal-residence, tax, and strata rules are the same across the city: Vancouver rules, in plain language.
Main Street between 6th and 12th Avenues has been the neighbourhood’s centre since development began in the late 1880s, and many of the older houses around it were converted into multiple suites over the decades.
We run each suite as its own tenancy, with separate screening, rent, and maintenance records, and one statement for you. Shared heat, hot water, and laundry are written into each agreement, and we keep notice periods right for every unit when work affects the whole house.
Providence Health Care is building the new St. Paul’s Hospital on the Jim Pattison Medical Campus in the False Creek Flats, bordered by Station Street, Prior Street, Trillium Park, and National Avenue, a few minutes’ walk from Main Street-Science World Station. It is scheduled to open in 2027. We expect it to bring more healthcare staff, patients, and families looking for homes close by, and furnished 90-day stays are built for that.
Mount Pleasant Station is at Broadway and Main, and Great Northern Way-Emily Carr Station is just north of Great Northern Way at Thornton Street. Both are part of the Broadway Subway, scheduled to open in 2027.
Mount Pleasant between 1st and 16th Avenues is inside the City’s Broadway Plan, which guides new housing and jobs around the subway over 30 years. Since 2022 the City reports more than 8,400 net new homes approved across the plan area, so expect more new rental buildings nearby.

If you sell to a developer or redevelop a rented house, the City’s Tenant Relocation and Protection Policy can apply to the rezoning or development permit. In the Broadway Plan area it includes enhanced protections, and it can cover renters in houses, suites, laneway homes, and condos when lots are consolidated for a new building of five or more units.
We keep tenancy records clean and current, which makes that process easier if you ever need it.
