A stay of 90 consecutive days or more sits outside Richmond’s short-term rules and the Province’s, so an investment condo can be rented furnished without a short-term licence, subject to your strata’s bylaws. A furnished stay this long can still count as a tenancy under the Residential Tenancy Act, depending on the agreement, so we confirm how each stay is set up before it starts.   1. BC’s principal residence requirement applies in Richmond, and the host must live in the home as their principal residence.
  2. A Richmond short-term rental is part of a dwelling, offered for less than 90 consecutive days, with a City licence: Bed and Breakfast, or Boarding and Lodging.
  3. A whole home cannot be rented for less than 90 days, even your own while you are away.
  4. Bed and Breakfast: a detached house with no suite, coach house, or granny flat. Up to three rooms and six guests, at least 500 metres from an existing one.
  5. Boarding and Lodging: up to two guests, with no cooking facilities in guest rooms. In a strata, the strata council must approve in writing.
  6. A secondary suite, coach house, or granny flat cannot be rented for stays under 90 days.
  7. Register with the Province, and show the City licence number and the provincial registration number on every listing.

What does tenant screening include in BC? +
In B.C., landlords can ask applicants for verifiable income and employment, references (preferably from a previous landlord), and photo ID, and can run a credit check with the applicant’s written consent.
