What the fees include

The management fee covers running the rental. The onboarding fee covers getting it ready.

What the fees do not include

These costs are separate from the management fee. Who pays depends on the item and the agreed rental arrangement.

When fees are charged

The management fee depends on income, so it stops when income stops.

How fee structures compare

Full-service rental management in Vancouver is typically priced as a percentage of monthly rental income. The structure matters as much as the number.

Common questions

Fee questions.

How much does property management cost in Vancouver? +
Full-service rental management in Vancouver is typically priced as a percentage of monthly rental income, charged only while the property is earning. Artin charges 15% for short-term and mid-term management. For long-term rentals, full management is 8-10% of monthly rent plus a 25% placement fee (of one month’s rent) when a new tenant is found. Tenant placement only (without ongoing management) is available as a one-time fee of 50% of the first month's rent. The model is performance-based, management fees apply only when the property is generating income.
What is the setup fee and what does it cover? +
A one-time onboarding fee covers professional photography (owners keep the photos permanently), a Matterport 3D tour, listing creation and copywriting across platforms, trust-account setup, an on-site operational assessment and inventory log, and admin onboarding. It can be paid up front or deferred into rental income at a higher cost. Owners who supply their own professional photos pay a reduced onboarding-only fee.
When do fees actually start? +
The setup fee is charged after photography, before launch. The management fee only begins once the property is rented and earning, so there's no ongoing cost while a listing is being prepared.
Is the management fee charged on top of Airbnb's fees? +
No. When a guest books, the platform deducts its service fee first, and the management fee is calculated on the host payout actually received, never on the full guest payment. GST on Artin’s management service is charged on our commission. Any GST/HST or other taxes applicable to the accommodation are separate and depend on the rental and the owner’s tax circumstances.
Who pays for cleaning in a short-term rental? +
In professionally managed short-term rentals, cleaning is paid by the guest as part of the booking, not by the owner. Artin coordinates every clean with its in-house team, and cleaning is itemized on your monthly statement.
Can I run my own listing at the same time, or find my own tenant? +
Full management is an exclusive appointment, so you can't run a parallel listing. Owners who want to source their own tenants can use tenant-placement-only, a one-time fee of 50% of the first month's rent, with no ongoing management fee.
How and when do I get paid? +
Booking revenue flows into a regulated trust account held on your behalf. Artin deducts its fee and deposits your net income on the 7th of each month following the rental, with a full statement of revenue, fees, and costs, plus an owner dashboard with real-time booking visibility.
How long is the contract, and what if I sell? +
Long-term management agreements run 12 months from signing and renew automatically until written notice. Termination and sale-of-unit terms are set out in the agreement, and existing bookings are honoured through a handover for a smooth transition.
