Nightly, 90-day, or long-term?

Vancouver draws the line at 90 consecutive days.

Under 90 consecutive days

Nightly and short stays

Only in the host’s principal residence, with a City of Vancouver licence and provincial registration. Two weeks between jobs, a family visit, a conference.

90 consecutive days or more

Furnished, 90 days or more

Any furnished condo can host this, subject to its strata. The usual choice for a relocation, a hospital stay, an insurance claim, or a production season.

A year is typical

Long-term

Usually unfurnished, on a residential tenancy agreement. Artin Realty, our licensed brokerage, lists these too.

Is a 90-day furnished rental legal in Vancouver?

Yes. BC defines a short-term rental as a stay of less than 90 consecutive days, and Vancouver’s short-term licence uses the same line. A furnished stay of 90 consecutive days or more is outside both, so an investment condo can host it without a short-term licence.

For stays under 90 days, check Vancouver’s licensing rules and the applicable provincial registration, principal-residence requirements and exemptions. Do not assume a short stay is allowed from the advertised rental price alone.

A stay of 90 days or more may be a tenancy under the Residential Tenancy Act, depending on the facts and the agreement. We tell you how each stay is set up before you sign.
